Our services

Mechanical & Electrical Building Services Design

The design of heating, ventilation and air conditioning systems, domestic hot and cold water systems, above ground drainage, electrical installations, lighting, fire and security systems. The design of low energy heating and cooling installations, solar thermal and solar photovoltaic installations. The production of technical documentation which conform with the latest British Standards, planning requirements, CIBSE guidance and best practice. The production of  the associated technical illustrations drawings which depict the mechanical and electrical requirements.

Building Thermal Modelling

Dynamic thermal modelling software is applied to new and existing buildings to establish the building’s projected thermal and energy performance, internal environmental conditions and overheating assessments. 

Inspection & Supervision

Generally, checking and supervision duties are performed during the construction phase of a project to ensure the installation complies with the design intent, relevant guidelines including health and Safety guidance, good practice, British and European Standards. Commissioning procedures are witnessed, and results checked against the design criteria. Auditing of proposals from maintenance contractors to assess whether the proposed remedial work is required and of value.

Condition Surveys

Typically, a visual condition survey is used to assess the operational condition of existing building services equipment. It will include the production of a schedule of assets categorising them as high, for statutory or health and safety shortfalls, medium, for those requiring improvement, and low for future remedial work consideration. The equipments operational life expectancy is also included within a review, itemised budget replacement costs for operational staff to assess their anticipated maintenance expenditure over five, ten or a fifteen-year period. 

Dilapidation Reports

Generally, dilapidation reports are carried out on behalf of  landlords or their representatives to establish the building services cost to return their premises to its original state prior to the property being let to the outgoing tenant. Schedules  of defects and damage to building services equipment are produced including maintenance issues to ensure the tenant is complying with the lease terms.

Life Cycle Costing

The assessment of the building services equipment initial cost, operational and maintenance and disposal costs, pay back period assessments for energy efficient equipment and renewable systems.

Service Design Checks

To ensure the assets meet the design intent and continue to operate satisfactorily which is assessed by visual inspections, performance testing and the review of empirical performance test and maintenance data.
